Every area guide on this site is built from the same set of sections, in the same order. This post walks through them so you know what each one is telling you, and what it is deliberately not telling you.
Sections in a guide
Overview
The overview sets the scene: where the community sits, what it is built around, and which of our listings fall inside it. It is written by our team and reviewed whenever the inventory it describes changes.
What the overview covers
Five things every guide answers before it shows you a single listing.
Where it sits
The community boundary and the districts it borders, so the map below reads correctly.
What is built there
The mix of towers, villas and townhouses currently standing, and what is still under construction.
Who it suits
Written as a description of the housing stock, never as a claim about the people living in it.
What we hold
How many of our listings sit inside the boundary, pulled live rather than typed in.
How to enquire
The advisor covering the community, and the fastest way to reach them.
Getting around
Transport is the section people scroll to first. We keep it to the connections that change how a commute actually works, and we cite the source for each one rather than rounding a journey time to something friendlier.

Schools and nurseries
We list the schools and nurseries a resident could realistically use, with their inspection rating where one has been published. An entry stays on the list and is marked unavailable when it closes, so a guide never quietly loses a row.
Nurseries nearby
Each entry carries its own name, distance and rating once the client supplies them.

Market snapshot
The snapshot is the one section that carries numbers. Every figure in it is supplied by the client and dated, because an undated price is worse than no price at all. Where a figure is missing, the row shows that it is missing.

The questions below are the ones our advisors are asked most often about any community. Each guide answers them for its own area.
Common questions
Where do the figures in a guide come from?
Listing counts are read from our live inventory when the page is built. Prices, sizes and market figures are supplied by Grand Choice and carry the date they were reviewed. Nothing in a guide is estimated on your behalf.
How often is a guide updated?
The listing sections update whenever inventory changes. The written sections are reviewed by the team, and the market snapshot shows the date of its last review.
Why does a row say a placeholder instead of a number?
Because that figure has not been delivered yet. We would rather show you an obvious gap than a number nobody can stand behind.
Can I arrange a viewing from a guide?
Yes. Open any listing on the page and contact the advisor named on it, or send the enquiry form at the top of this page and we will match you to the right person.
If a guide is missing something you needed, tell us — the sections above are a starting point, not a fixed template.
